Type 3 of Fire Door Inspection
HSGenerator offers type 3 Fire Door Inspections to comply with the Regulatory Reform Fire Safety Order 2005, Articles 17 and Regulation 38, which require fire doors and other life safety components to be managed and maintained in an efficient and effective way to minimise risk to life.
All fire doors should be inspected every 6 months.

Residential Premises:

HSGenerator also provides Fire Door Checks for communal doors and flat entrance doors for domestic premises over 11 meters in height under Regulation 10 of the Fire Safety (England) Regulations 2022:
Art(4) ‘The responsible person, in relation to a building which contains two or more sets of domestic premises and which is above 11 meters in height, must use best endeavours to undertake checks of fire doors at the entrances of individual domestic premises in the building at least every 12 months.

Art (6) ‘The responsible person in relation to a building which contains two or more sets of domestic premises and which is above 11 meters in height, must undertake checks of any fire doors in communal areas of the building at least every 3 months’.
​
Low-Rise Residential Premises:
All communal doors should be inspected on a 6-monthly basis and flat entrance doors at least annually.

The Fire Door Inspections - Type 3 - includes:

Visually check the gaps around the top and sides of the door are consistently less than 4mm when fully closed

Visually check if any vision panels have correctly installed glazing which is appropriately fire-rated

Visually check that each Fire Door has three hinges

Visually check that the intumescent seals or intumescent cold smoke seals are fitted into a groove in the frame or door

Visually check that the Fire Door has the correctly fitted mandatory signage

Visually check that the Fire Door has a working door closure system and closes the fire door correctly as designed

We will conduct a non-intrusive door inspection. Visual inspection for door sets
only. Architraves and ironmongery are not removed to check for fire stopping or intumescent. Where existing doors and frames are inspected and there are no identifying labels or markings to confirm their fire rating, it is assumed that they were originally manufactured to achieve the adequate fire rating and will be noted as a nominal fire door.

We will provide a condition report and recommendations for necessary remedial works.​​​​

Prices are ALL-INCLUSIVE!
Inspection price per door: £10
The price is subject to a minimum charge of £150.
The above prices are for local premises (an additional £50 per hour of travel to further locations).

We offer 7-day-a-week inspections, which include Saturdays and Sundays.
Access to all doors must be made available to ensure inspections on the arranged day and time.
The price includes inspection carried out on the 1 day within the arranged slot. If there is a request for an additional day to attend, then there is an additional fee of £150 per any additional date to attend.

If the individual resident requests their flat door inspection during out-of-arranged hours, the fee will be £100.
